Visual Inspection
Our professionally trained inspectors physically inspect all accessible systems and components of a home including:

Disclaimer: If the report is on a townhouse or condominium inspection, we do not evaluate or report on the roof, the foundation, grading or drainage, or components beyond the interior of the unit, the maintenance of which are the responsibility of the home owner's association (STRATA). Any inspection performed on the exterior is for informational purposes only and deficiencies, if any, should be brought to the attention of the STRATA Council.
Log Home Disclaimer:
(Hidden Wood Decay) Although the Inspector uses techniques such as resonance testing (tapping), probing and visual examination in an effort to determine the presence of wood decay in the logs of log structures, these techniques are not technically exhaustive and will not reveal the presence of wood decay hidden in inaccessible places, such as log cores and/or the intersections of log walls. For this reason, locating hidden decay in logs incorporated into the structure of log homes lies beyond the scope of this Home Inspection.
(Compliance with Manufacturer’s Specifications) Because there exists a multitude of log home builders offering both Manufactured and Handcrafted homes, each using a method often of their own choosing and invention and often requiring that the contractor building or assembling the home adhere to a similar multitude of proprietary engineering specifications, the adherence to most of which cannot be confirmed without disassembly of the relevant home component, inspecting for compliance with Manufacturer’s Specifications lies beyond the scope of this Home Inspection.
Indoor Air Quality Testing
Mold is literally a growing concern. Fraser Valley Home Inspections can test indoor air quality for mold spores, volatile organic compounds, dust and particles, carbon monoxide, carbon dioxide, temperature and humidity. For a nominal fee, we can provide you with a lab report and color graphs providing accurate indoor air quality results. We can also provide you with a video inspection of the inside of the home's air duct system to give visual confirmation of its present condition.
Onsite Computer Generated Reports
Our comprehensive, computer generated reports are prepared and printed onsite. Precise and easy to understand, they are delivered with a narrative summary outlining items of concern. Digital pictures of major defects are inserted into the report to provide visual assistance. Four unique presentation choices are available to our clients:
- Printed report in a custom information binder.
- Complete report burned to compact disk.
- Complete report faxed to client's location.
- Complete report e-mailed to client's location.
Minimize Surprises
We encourage our clients to personally attend after the inspection. By being present, you will have a far greater understanding of your new home and its present condition. We will assist you in making an informed decision before you purchase and provide you with the information you will need for any repairs or maintenance the home may require. If you are in the market for a brand new home, Fraser Valley Home Inspections offers a pre-purchase home inspection / deficiency report. Most builder's have eliminated the traditional 15% deficiency holdback from their sales contract and there is no assurance other than a verbal agreement that the deficiencies will be completed before the subjects of the sale are removed. By having a pre-purchase inspection completed before the subjects are removed, the builder is required to sign and acknowledge the deficiency inspection report after it is completed. He / she is now obligated to complete the deficiencies before the close of escrow. One less thing to worry about so you can spend more time organizing your move into your new home.
